    None of them are sold out because none of them are completed yet, plenty of releases yet to come. You will do better in the first round then subsequent rounds of land releases but I think we're close to the peak already.

    That's right. My sister bought land in Iran park and in 18months she has had it whilst waiting for it to be registered it has gone up $150k in price. So how much more would it be able to go, I reckon it is nearing the peak.

    All the growth out in Sydney's SW areas is being driven by the new rail link and the proposed new airport... seems like Sydney will just keep sprawling all the way to Goulburn :)

    Once it peaks, there's only one other way it can go. Macquarie Links for example, (gated estate) land spiked, then evened out, then dropped. There's still a few battle axe blocks for sale, been listed for years.

    Watch out for Ahmadinejad. Yep land has shot up down there, but I don't see much room for more growth although the demand still seems to be there.

    Relocate Holsworthy barracks and you've got a lot of land (though not great land) to develop :D

    Plateau, not likely to drop, I think growth is the highest in the state in the south-west - yep just looked it up - 18.5%!

    I'm using Macquarie Links as a pure example, property and land prices went up and down quicker than a yo-yo. I'm sure 18.5% is correct, but where do you draw the line, is it based on consumer demand, or because someone has built a McMansion on the street. The other point is, does his sister hold/sell.

    18.5% is population growth of the area. Not prices. There is no land currently in Macquarie Links. No doubt yo-yo prices were after the last boom and before this boom. No doubt prices will yo-yo somewhat when this boom ends, but like I said growth is huge down there so demand is as well for now.

    I don't see why Macquarie links was a gated community, waste of time and money imo. Wow it has a golf course but that's the only thing going for it. I built a few houses in there about 10years ago. They wouldn't let us through the dates unless we had plans of our jobs to show them.

    It seemed like a good idea, now any man and his dog can live there. (and I mean dog). When we purchased, there was the optional outlandish fee to play on the course. The noise from Macquarie Train station kept us awake and woke us up. The noise from the freeway as well. Then there was the neighbours from hell.

    Sounds like a dream lol. My house backs into the m5, the noise doesn't bother us because we are used to it now. We go away and stay in a place that's quiet and we can't get to sleep because it's to quiet. The trucks are like music to our ears lol.

    No, the Links was the first and last time. A learning curve, you might say, bit like throwing a boomerang in the dark.
