    Not really comparable. Newer one is much bigger but a lot further from the station.

    Dunlop street looks like it would go for a lot more. Walk to station vs. Not a walk to station.

    What school catchment is each - Are you talking about primary or High school?

    Pennant Pde one is on Carlingford Rd which is a lot busier than a few years ago
    Dunlop St Duplex just looks meh (when compared to pennant parade one) - Wonder if you could squeeze a small lot house - again the nicer ones ive seen in the local may not be within your desired school zone?

    Looking for catchment for both Cheltenham and Carlingford high school.
    135 pennant parade is new - just wondering abt resale given my thinking to sell 7-8 years from now once kids complete schooling.
    We like 135 pennant parade as its new - but concerned abt resale due to
    House being on main road and also is west facing .. full wall shared ( whereas 14c Dunlop is just sharing garage wall) and hearing that newer age builds may not be preferred by buyers down the line as opposed to old brick ones

    A property 5-15 minute walk to station in a quiet location will always be preferred to something over 15 minutes walk to station in an equally quiet location.

    What's your budget? Pennant Pde might struggle to get auto selection for Cheltenham Girls HS

    One of them is already in HS. Son is to go to HS from 2022.

    Carlo & Epping HS are easier to get in than Cheltenham HS so for your budget Carlingford on Epping side is possible - no need to go to North Rocks side

    Personally I would rather buy a house than a duplex even if it's older with decent structure and with new paint + new kitchen + bathroom is as good as any new duplexes on those streets

    If you are going to do Carlingford, then the Murray Farm area near the M2 is best for transport because you can catch the M2 buses. I still wouldn’t rely on the upcoming Carlingford light rail as it only goes towards Parramatta.

    Thanks for your inputs so far. Family is still very much interested in the 135 pennant parade duplex. Would you be able provide some inputs around its resale and appreciation 7-8 years from now ? It’s property built in Apr 2020.

    Take them for a walk from that to the station and see if they still like it.
