    The young owners were moving into their first home near Melbourne only to find it was zoned Neighbourhood Residential zone. Fortunately there was no minimum lot size but the Schedule to the Zone still restricted the development to a maximum of of two dwellings- despite the property being within walking distance to schools, parks and bus stop.

    LESSON: Check the Planning Schemes carefully

    The property was large- over 110sqm!

    So we get about doing the financials. If we could get a deluxe dual occupancy in the generous backyard and subdivide the property intelligently could we still end up with two dwellings in the final count?
