New colourbond roof

    Just found out one of our IP's getting quotes to replace the entire roof (from tile to colourbond).

    Anyone in Sydney gone through this process before?

    Its 3 floors high which I appreciate is harder etc....but quotes at $100k+ for 520sqm !!!

    Seems pretty high.

    Yep I looked into this a few years back as I hate tiles, unfortunately not viable.
    Best just to get a tiler in to replace any broken ones, repoint, if clay pressure clean, if concrete respray

    Is it an apartment block?

    They may be doing other requirements such as fireproofing, re insulating.

    It's probably not unreasonable but get quite a few quotes.

    You shouldn't be paying over $60sqm for a residential roof. 0.42 sheets....little more if you go 0.48.

    @DaveM Yes apartment block.

    @Angel Carlton NSW.

    @Westminster Yes have had multiple quotes....but you never know with Strata how tough they are on vendors getting these quotes.

    @Speede sure but that's just material, eg not for the rest/labor. I was thinking maybe $100sqm but the quotes are all around $200sqm - I know Australia is expensive but this seems outrageous.

    Wow what a great spot and childhood memory trip, walking distance to Train, Hospital (where I was born), Schools, Golf, Dragons Oval & Leagues Club (many big nights there), bike ride down to the Bay.
    Surprisingly still a lot of development potential around there.

    @Dean Collins - Why is the quote not as expected?

    • Structural work required
    • Scaffolding to all sides
    • Guttering & downpipe replacement
    • Stormwater works
    • Removal and disposal of old tiles
    • Asbestos
    • Access issues
    • Delays to commencement
    Have they gone to the 'right' contractors? Eg Lidoran, Bayline Roofing, AGC Roofing etc who specialise in metal deck roofing rather than small plumbing companies (I know plenty who don't like roof works and price accordingly).

    I'd love to see a receipt where that's what you have paid and it's been all inclusive..
    For a smallish house (100sqm) that's only $6,000 :rolleyes:.
    Now consider the pitch of the roof, anticon, new battens, edge protection, remove/dispose old sheeting/tiles, builders insurance, GST.
    Try doubling your $60/sqm.

    I just paid $27,360 inc gst for 456sqm of roofing.

    No disposal / new build no need for any disposal of old roof
    No battens / done by carpenter

    Edit - included fascia and gutters NO downpipes included...$100+ gst for each downpipe

    Yes, quite a bit cheaper for a new build, and the rate will come down a bit for larger areas.. for replacing tiles with colorbond as per the op's case, then $110/sqm is more realistic in my opinion.

    Would be interested to know with the breakdown of costs --what was the outlay for scaffolding and the street safety factor...
