QLD New Builds in Bethania?

    I've currently got my eyes on a lot at Parkside Estate that is about 800 metres away from Bethania railway station.
    It is about 20km from Logan CBD and 30km from Brisbane CBD.
    Real Estate Investar has it listed as 0.88% vacancy rate at the moment.

    The current plan has 4 bedrooms, 2 baths and 2 carspaces.
    1 of the bedrooms is semi self-contained with its own kitchenette and ensuite. Could this be a benefit to have the flexibility of having dual rental incomes?

    It's listed for around $460k (excluding the $20k rebate)

    Current goal for me is to be cashflow positive and have equity to purchase my second IP.
    This should set me back about $80k deposit, which would be half my available investment funds.

    I like Bethania! If it was me i would look for a house with land, i even have a favourite street.

    With that station you can catch a milk run to Loganlea and catch the express to Bris pretty easily, so it is a good station.

    Big issue is flooding (hence my favourite street).

    Oh my goodness! How severe is it? Shouldn't that scare off most investors?
    What is your favourite street anyway?
    This lot is on Radke Road.

    That area is in a 'pocket' of the Logan River. So try to get something that is elevated. Yes the flood risk is a thing.

    I like Chifley Dr, not too expensive, walkable to station, nice wide street. Nearly bought in Menzies a while back but went to Loganlea instead. Higher end of curtin (near walk through path) is also good.

    I think it would be good to look at how many new build townhouses (is that what it is?) that are around there. My memory is a lot are being built. Just might take the edge of future growth.

    For comparison maybe look at similarly priced house in 4131 Meadowbrook? It has some infrastructure development happening nearby. Wouldn't be new build.

    I think Bethania would be a nice place to live. My observation is that there are lots of nice family places, and some ppl have lived there for some time (ie. not transient like some places). Nice access to employment centres.

    Nice lutheran school nearby.

    It is actually a 4 bedroom house and it sits out of the flood zone so I’m hoping insurance premiums will be reasonable.
