    We just escaped with stamp duty on land only last new build, last time and am just starting a new project. It used to be (very roughly) 4% on the land, does anyone know a rough estimate on house and land, I can use for my calculations.
    Also, if I buy land privately without a real estate agent, do I just use a solicitor or can a conveyancer do it?
