New build on Traditional Building Character Overlay?

    I am currently planning a new project to build two new homes on a splitter block in inner city Brisbane. It has a small lot code and traditional building character overlay. The current home is post war, so OK to demolish.
    Lot dimensions: 10 x 35m. It is LMR zone, but speaking to REA the bigger homes would prob do better than unit/townhouses in the current market and much less hastle re DA. Plan is to sell one, maybe keep the other as investment / rental.

    Have looked at a few small lot (10m) display homes which would fit the block (and seem well priced), but the TBC overlay would limit the facade options and requires a DA anyway. The sales persons suggested using their "traditional" facades, but I prefer the "modern / contemporary" designs ... but it would be difficult with the TBC, and presumably costly to try to get it thru council?

    Questions:
    1. Has anyone done a new build in TBC overlay? Spec or custom builder? Can you suggest a good reasonably priced builder who specialises in TBC / SLC?
    2. How much hastle is it to get approval for a spec home with a "traditional" facade?
    3. Is a Hamptons design suitable for TBC.
    4. Have you (or anyone you know) tried going with a modern design and any success?
    5. Any advice / suggestions? Other options?

    Also curious about this. Just how limited are the facade options, when the entire building is brand new from the ground up?

    I did one a few years ago (2013?). I wanted a modern facade so ran with it but it got knocked back by the council. Ended up going with something that looked traditional-ish but did not look like a true Queenslander. In hindsight I think an imitation Queenslander would have looked better. I’ve seen some Hampton style new builds in TBC areas.

    edit: this was a spec house through a bulk builder. They were quite accomodating with the facade changes and did the council liaison.

    I would engage a top gun town planner to see exactly how much you can push it and exactly what options you have.

    I've engaged very good town planners for lots needing build to boundaries, some had easements, relaxations needed, overlays etc and their advice/efforts to persuade council was gold.
