    How much would I have to budget in Sydney to build a 200m2 4 bedroom 1 storey house?
    I'd want it for rent only so don't plan to live in it.

    How much would duplex costs be? Are there any spec builders who can do this?

    Depends. It could be two hundred k or millions. Its a vague question. Do your own homework. There are plenty of major project builders at "Homeworld" (or any equal) who may be able to quote a range of prices depending on spec, location, site costs, access and more as a "fixed price" turnkey contract They all offer duplex and basic t/house designs too.
