The agent for mine when we bought said they really liked how we appreciated the history of the house and were pleasant to deal with.

Other potential buyers may have nitpicked on any small faults.
Was it a selling technique? Maybe, I don't know. But we got the house and I'm happy, and leaves a positive feeling all around. Note, we didn't use them to sell because I thought the price we bought for was too cheap! And they didn't actually even try to get any extra money out of us. :)

You never know! When we bought a new ppor recently the agent initially laughed at our offer and said they were unlikely to accept. They accepted without even a counter offer.

Can you find out if the other parties have finance approved?

He 'said' that one is not subject to finance. But in that case it's fairly likely to be subject to sale.

I spoke to Hubby about our best offer and gave it - so now it's either that or nothing and happy either way. Even at the higher price it feels fair to me.

Was there much competition? This house is very unique and lots of people were there which in this market is pretty unusual. I would have hated it if we missed out by a small margin when we could have offered more.

Also based on recent sales, it's a fair price too. I have learned something from PC ;)

Despite the press, people in Perth are out and about and buying. I went to a home open in Basso on the weekend and it was really busy. Mind you, it was a very unique and spectacular property. :)

It was a.combination of poor agent and deceased estate. The executor was a solicitor without an interest in the property. They received another higher offer after they accepted ours.

Update - seller accepted another offer. It settles in a week - not much I could do to compete with that!

Agent has told vendor how much we love the house and I have told him exactly why we love it in a maybe vain attempt for compassion. :D He's keeping our offer on the table until the deposit paid in the event it falls over.
