Nervous wait

    Just put an offer on a new PPOR - there are 4 other offers and I'm nervous and completely emotionally invested.

    So different than buying an IP!

    (Also 4 other offers - who says the market is dead in Mandurah!)

    Where abouts?

    We went there at Christmas time and really liked it. We hired a small boat we could drive ourselves just so could perv on some of the canal real estate.

    Still in Madora Bay - we like the beach better than the canals :)

    I still look at homes the same way, there is always something else.

    I know what you mean - PPORs are so completely different to IPs, in terms of the emotional investment.

    Good luck @Jess Peletier! Just a tad over 12 months ago now, mine was a nervous wait too - I had to hope that nobody else put in a better offer. Luckily nobody did. Then we had to make sure pest and building, valuation, insurance (we were concerned that insurance for a 100+ yo heritage listed stone house in a bushfire prone area was going to be excessive, luckily it's not, though they asked questions like when was it last rewired) and the loan all came through. So many things needed to align...

    Yes about 20 meters instead of 200m :) It'll be exciting if our offer is accepted - trying not to pin my hopes, but too late, they're well and truely pinned!

    Good luck @Jess Peletier. I believe in good things happening to good people. I know that in bargaining they say the best bargaining position is being able to state your position and having the ability to walk away and mean it, but extremely hard if it's a PPOR!

    Good luck!

    PPOR buying is hard, when you are emotionally invested it is harder. Also, if the property is unique in some way, it is that bit more stressful.

    I.e. if you were buying into a cookie-cutter estate you'd be less nervous because if you missed one, another just like it would probably come up for sale.

    C'mon guys, it is only a house :) :).

    In February last year, we signed a contract for our latest, absolutely fantastic and most expensive to-date PPOR. We settled in April and after "camping" in it for 7 days, we rented it out. Lovely tenants too.

    @Jess Peletier, I am a big believer in visualisation. So, visualise this property as yours (cooking in its kitchen, having pre-dinner drinks as the sun goes down over the ocean, having dinner on its balcony, ...) and it will be yours.

    No need for good luck but Good Luck with it.

    Great time to buy/upgrade primary residence in Mandurah/Madora Bay

    I just saw a beach front property/shack for $650K in Madora Bay, not long ago you would be paying $1M? there abouts. This is a good time to upgrade.

    All the best of luck, I have a feeling I know which property it is, but zip from me until you secure it.
