    - you must be hanging with some very bad agents. That's probably why in Australia there are more real estate agents than armed forces and most do not last past 12 months.

    Extensive research using many factors, comparing different sales in the area is how price can be effectively established. Block size, house size, bedrooms, layout, street position, equivalent building area etc....

    What is the demand like in the area? How many buyers per property are going to contract? How many days on market? Is it a 10/10 property (ie high demand type property for the area with many of the desirable qualities, or does it have issues that need to be overcome that will deter buyers?)
    These are all factors to consider when weighing up what to do next.

    The agent will also be a huge factor, if they believe in the property and have a good amount of interest they likely won't waste their time writing up your offer and presenting it. If they phone you in a few days time to follow up, you might be better positioned.

    There are so many factors and variables to consider and weigh up when considering your negotiations.

    I thought real estate agents were part of the armed forces :D. Must be a different kind of force.

    The last time the agent ate a decent steak or some fresh veges will be an intrinsic part of the overall process.
    After the initial enthusiasm abates and the early sings of scurvy begin to metastisize, the novelty of standing in your kitchen next to a fridge full of prime beef during a home open will soon wear down even the most enthusiastic of individuals.
    After all, one can only eat tissues for so long.
