    First PPOR was in Melbourne.

    Second one was in Brisbane.

Based on your definition, that would be a definite upgrade :D.

Making short term losses in an effort to get ahead financially long term is also available for all to take advantage of. But hey its easier to hate on a tool you dont use but see other folks using to good effect.

Assumption is the mother of all screw-ups. What makes you say I don't use it?

It may surprise you that not everyone's political / social opinions are formed around furthering their personal financial interests.

Is there a country that does look right? What is there level of private home ownership? Does that country have capital gains tax? How are deductions for rental properties treated by the tax system?

I've just come across this thread but must say I've got a question @Leo2413 ...

The article was about the results of internal advice re NG from 2 years ago that was just obtained via an FOI request as the govt had refused to release it before.

It seemed to focus more on the topic of the govts potential dishonesty in what was claimed re NG vs what the debate said and did not Stoke the fires regardiny NG in general

It does appear that your thread and the ensuing copy and paste debate weve all had at least 5 times is doing more to keep the debate going even though you seem frustrated the debate is going on again and again

I could be wrong but haven't you started a few other NG threads too?

Nothujg wrong with that and I've certainly participated in a fair few, im just trying to reconcile your frustration re this topic continually being brought up with you regularly being the one to bring It up or keep it going

Btw if I've mistaken you for someone else apologies in advance, the above post was not criticism, just genuine curiosity

What state do you think the country is in? I often see comments in this vein but they seem to ignore the fact that even currently, on many different metrics, Australia is doing better than it has historically and the last few decades have been a strong trend towards higher GDP, unemployement has regularly been around 1. 5-2% lower than the average for the previous decades, the standard of living is higher and going back to unemployment, the rate at the moment is lower than it was at any stage from 1980 to 2003 or so.

Yes, not once in 23 years was the unemployment rate as low as it is today so im not sure what you're referring to regarding the state of the country etc

Yes some things could be better and should be better. Yes debt levels are higher than they should be and housing affordability in a couple of cities is crap, I agree. Veralk though there's more good than bad

    HI @sanj,

I couldn't even remember myself so I did a search on my threads. Since 26th Jul, 2015, this is the only thread that I've started on negative gearing, and I actually think it might be the only thread I've ever posted on NG, though I cant be sure. I have more than likely commented on threads on NG that others have started (perhaps with a strong opinion) so that may be the reason why you are thinking I have started a few.

To be honest, I had no idea this thread would get to 7 pages (a lot of banter though in it) in just a few days. I was posting an article I thought some may be interested to read...then the thread took on a life of its own, as can easily happen on PC. The NG haters/lovers and the whole debate honestly doesn't frustrate me, I'm way too passive a person to really let most things frustrate me, unless its of real importance to me.

I guess there are only a certain amount topics we can talk/debate about before it gets brought up again with investing..not much is new really so inevitably things will get discussed over and over sometimes.

To keep an older wife is like driving an antique car. It earns more eyeballs as those who own cars know the maintenance costs and the persistence needed. Not to mention the extra care you put in. So your should be proud. Keep it until the end and life would be complete :D
