Need Renovation advice for house

    HI All,

    Was looking at renovation for house. Although we had rough idea on what to renovate, we are concerned on few things and need advice.Current bathroom is too small .
    • Not changing anything exterior of my house. I hope I dont need council approval right?
    Basically converting Bathroom to laundry and existing bathroom to Laundry. Picture #1 OR Picture #1A.

    Also looking at changing exterior wall of rumpus retreat to fibre/brick. Exterior is shown in picture #2 below.

    If the wall is not load bearing, will it cost too much to tear it down? Current bathroom has some storage which is not useful and thought will remove that.

    Should I engage builders for these type of renovation as I am concerned they may charge premium. So thought of gathering advice from here first.
    Any details of tried and reliable builders / renovators (in Sydney West) able to give obligation free quote ?

    I know it’s a costly process to get rid of them. Should I be worried about the presence of asbestos in house . It’s 1970s built

    You will have to assume that everything has asbestos in it before you start cutting or removing it.

    Hmm. Never had experience dealing with removal of asbestos. Can the renovation cost blow out due to this?
    Can asbestos be found if removing internal walls / bathroom renovation?

    Yes, usually used behind tiles in that era !

    I would say with a 1970s there is a decent chance of some sort of asbestos in the house, can be in the existing wall or ceiling lining

    I'm not sure it's a value-add renovation to put a laundry adjacent to the bedrooms, and move the bathroom so it's further away. What's the thinking?

    The current bathroom is too small 1.8m x 1 m . I feel it is to small for family.
    There is nowhere except laundry to fit the new bathroom.
    All ideas welcome. :)

    I wont be doing it myself. Planning to talk to a renovation specialist, but before that I need to have a clear plan.

    I would suggest leaving the bathroom as is to service the bedrooms. Removing that bathroom will lower resale value.

    I would knock a door into the laundry from the rumpus room beside the black door. Close off the exterior laundry door and relocate laundry items to opposite wall beside the toilet where the door was. Fit a sliding door to the shower/toilet area.

    Costs should be minimal as water and drainage already supplied to that side of the house. Having a second bathroom will ease the pressure on the existing bathroom.

    Maybe, it is more value-added to move the bedroom 2 like 1A with an internal door to Rumpus, and add an en-suite for bed2.
    You may have option to leave the current bathroom and add a laundry next to the current bathroom.

    I'd do something like this, with the green representing the larger bathroom you get by losing a toilet off the laundry, and moving bed 2 into that space.

    Yes this was our initial plan too before went to inspect. The Problem is the original house ends on Kitchen and Bed2. The rumpus retreat and Laundry is extension to the house( weather boards). So expanding bedroom and reducing laundry is not possible. Otherwise this would have been the most feasible and intelligent option. :)

    Thanks . Yes there is not much work regarding water and drainage lines. Thats one good thing.
    Is it easy to relocate Western commode from center to left or right location?
    This is bathroom pic.Bathtub is small and the remaining space is used for storage

    Is this going to be a rental or PPOR?

    I’d leave the walls alone - you wouldn’t want to make the bedrooms any smaller, and the walls to rear extension should be left as is. I’d just put a door from the rear rumpus to the laundry/bathroom.

    I’d take out the linen cupboard from the main bathroom and take out the bathtub so the room becomes a lot bigger with a shower.

    I would leave that room alone for now.

    If/when the time comes, do a complete renovation and redesign from scratch.

    Decide if you want to keep the bath or not. Decide if you want to incorporate the cupboard outside the door into bathroom space.

    It will be PPOR. Yeah with bath tub removed, we should be able to fit in a shower even if it is small.
