Need for TP for a Knock down & Rebuild

    Hi all

    Back story -
    1. I've bought a house in Glen Eira(Victoria) Council,
    2. Area - roughly 366sqm.
    3. It is its own title.
    4. House there is 70s built.
    5. Intention is to KD & Rebuild 1 TH.
    6. To live in.

    1. Questions for you -
      1. TP Questions
        1. Do I need a town planner to seek council permit?
        2. Can the builder seek permit instead?
        3. Do I need to engage TP AND Builder or only builder can do?
      2. Building questions
        1. Is there an online or propertychat generic guide to help me with building process?
        2. I know that is a knowledge that possibly may not be easy to pen, but some general guidance will help.
        3. I'm looking more for pits to be aware of.
    Any help or suggestion is welcome.

    Generally only a building permit is required for a knockdown rebuild and no town planning required. If the land is under a certain size or heritage overlay etc then TP is required.
    Probably best to speak to council and confirm

    1. Depends on the zone/schedule whether or not you need planning approval
    2. Anyone can apply - but it may be a case of "horses for courses"
    3. see 2 above - depends on the permit trigger, if any and complexity

    KD & R a town house or a house ? A T/H is more problematic.

    No difference under planning (or building) provisions. Common usage descriptions, not technical

    Thank you @Silverson. I think there was something about size of land I read on council page. But I will check with them.

    For me
    Town house is a 2 storey house.
    House is single level.

    I know it can be used interchangeably. But above is what I meant.
