Need for a second soil test?

    Just put an offer in for land which was accepted. V happy.

    Developer had a soil test done 1 month ago and it's on a benched and retained block of 450sqm. Flat. Soil test was P as it's near trees but it's been properly compacted and have the certificate. Soil type is h1 reactive clay.

    Is there a need to do another soil test given that one has already been done? Most builders that we have talked to say they will do their own tests when it's time to build.

    Given that the current soil test has given result about as bad as they come, I wouldn’t bother getting another test (hoping for a better result?).

    Make sure the piers are inspected by a geotechnical/structural engineer before the concrete pour.

    Congratulations!

    This might sound like a dumb question, but did the developer do the soil test specific to your block? Unless it's on some sort of little subdivision or infill, it seems odd of them to soil test every individual block.

    Also, H1 isn't as bad as they come, it could be H2 or P....!

    You could spend another $10,000-$30,000 on making sure the foundations are right for reactive soil, so the builders further tests are possibly not a bad idea.

    The developer was going to out a house on it himself but didn't end up doing it.

    The fill is h1 put it's a P site due to trees about 10m away.

    I would expect about an extra 20k for site costs which would be ok?

    That all makes sense and seems pretty reasonable.
