    Hi @RPI

I have a patient , Northern Beaches Sydney , who knowing I'm interested in IP's asked me about his situation .

Quadreplegic . Lives in Dept of housing property . He has SDA approval for accomodation ( 100 k PA for 20 years )

He's hoping to buy his property and then redevelop it with a friend ( also approved ) . Build two villa's on it and own one each .

At this stage he hasn't engaged with anyone .

Any suggestions how he should approach this ?

I think a service that can help people develop in this situation is greatly needed.

Needs to be SDA approved so he can access the 100 K PA rent from government . He's wondering if he can do it himself , but is aware it's very complex .

Not something an investor would do as a one off , but for a participant with lots of time on their hands ...

    Hi Cliff.

The registration and compliance to be a provider is no different if you live in the house than if its rented to an unrelated party. We do this for owners but usual 10 percent fees apply because we have to treat them the same.

We can also do the design and approvals and help with build if need be.

He was was aware of the 10 % commish .

They’re looking at two one bed villas with overnight carer accommodation , so basically 2 two bedroom villas .

what would be the starting price for building something like that ?
