    Hi Xenia, our tenants has just moved out but left a lot of stains/burns in carpet. Our PM (actually turned out to be their friend) kept saying its all wear and tear. Should I push him to deduct some from deposit??
    I havent got landlord insurance for this ip. :(

    Collect evidence of the damage
    Request in writing that a deposit claim is made
    Speak to your PMs boss
    If PM does not do as you instruct, lodge a complaint

    Yeah, sounds like a conflict of interest if the tenant is their friend.
    Dob them in to the Principal.
