    Yes it would need to essentially be dual occupancy design, so definitely need to be built together. Do you think a buyer would be interested in buying the one side of land and going half on construction if we got all designs approved beforehand?

    You could still have separate construction contracts if you subdivide upfront - no need to go halves in construction. They could even use a different builder if they wanted. There is a tiny gap down the middle so they are structurally separate so don't have to be built at the same time but it makes sense to.
