    Does the rate seem high in the current low interest rate environment? I think we should be sitting at 2.95% or below for this kind of product?

    You think a loan that only has equities as security should be on par with mortgage loans? Surely that is being a tad optimistic

    IO var Mortgage back loc at 2.95 is equally optimistic

    Perhaps.. I don’t expect equities interest rates to be in line with mortgage rates based on the risk factor. However >1% more..? I see an opportunity to question it.

    Interactive Broker is about 2% p.a for margin borrowings and has better access to international market. How is this comparable?

    You don't get margin called if things go tits up.

    Did anyone have this during the COVID crash in the markets?

    Did you receive no margin calls like they say?
    Did they change LVR limits and/or remove investments?

    Yes, I have a significant facility with them. No margin calls, just the same monthly payment I always make.

    Would you recommend this (with VAS/VGS) for someone beginning their investing journey in 2021 or would you recommend the traditional investment property path?

    It's hard to say without knowing your personal circumstances. What is important to you? What stage of life are you in? Do you have a family? These things have altered my investment path over the years.
