    We had an Iranian couple (recent migrants) in our property in Ashmont before our current tenants. They were excellent - even did free work on the house. Unfortunately, I don't think there's too many of them in that area.

    gotta love these PMs

    so, after putting in a dud tenant (yes I will take partial responsbility for it, as I did approve them, after the recommendation was, not the strongest applicant but we can give them a go)

    the agent has been doing quite a bit of work arranging repairs for the entire job, ive told them that the insurance company will be paying the bills, which they should. theyre getting cranky that the bills havent been paid yet, they keep on asking me to follow up the insurance company, when they have the details of the insurance company and permission to liase with them. They keep on giving me deadlines everyday such as "payment needs to be made by cob today"

    Along with comments like the insurance companies behaviour is appaling, because they forgot to process it

    And to top it off

    they have asked me to pay them $500 because they did a lot of work

    un Frigging believable

    and this is coming from the director/partner

    I wish I had the audacity like this in my life, I reckon Id probably get further but have no friends

    exactly... that being said they havent got a cut for a few months now since the tenant took off

    I manage just over 150 properties currently and have managed hundreds over the years, I have not ever seen anything quite this bad.

    We had a siege in one of our northern properties a couple of months ago - star squad broke door down to arrest the man who had a gun. No one hurt but $10,000 of damage, every single window and light globe smashed, the house was a mess.
    Our maintenance guys worked overtime and after hours to have place fixed up. 2 days rent free period given to tenant as the house was liveable after 2 days.

    Insurance awarded the entire claim - except for the smashed front door - because we had it fixed before insurance assessor got there. It's $230 - we are fighting them on this one little thing so that our client is not out of pocket.

    Pm should handle the whole claim - not you.

    Month to month does not help the claim - I don't ever like these leases.

    Don't worry how it happened and who should have screened and who is to blame. Nothing bothers me more than idiots who are non proactive and want to blame instead of getting off their butts and solving the current situation that needs to be solved.

    If pm can't put claim through then you have to. - just get it done!

    Photos look dramatic but all that can be cleaned up and restored in less than a week if you have people on the ball.

    If payments are holding up the process - pay the bills.

    That's property management for you - anyone can collect rent, a great property manager can turn this around in record time!
