    If its in Perth with highest vacancy rates in 20 years I can understand giving someone a chance, in some scenarios.

    But if they get behind in a 3 month lease they're obviously renting above their bracket and should go rent somewhere cheaper.

    Yeah i agree. But if they get on a payment plan straight away and adhere to it then im happy to give them a chance.

    Maybe i need to be a bit firmer from now on

    Its a pity your manager didnt do their job to start with and let it get to this stage.You must be a very patient person, would not last with me letting things get to this stage.

    No real rental history as they just arrived from nz-----maybe a lie to hide their rental history.
    They had enough income to cover their rent----------with lots of kids to spend on ???,
    apparently pleasant people--------has nothing to do with ethics and rents.
    Lots of kids-------means lots spending somewhere else.
    I went by the pms recommendations........?????

    Sorry, maybe I am alerted too much by this. One of my tenants came from UK with no history to check either. But they paid 6 months rental in advance, turned out to be lovely tenants.

    Another tenant moved into IP from an adjacent building with the same rent( first sign of suspicion ignored ) with good references, later he stuffed 8 people in this 2 beddr.

    Curious what proportion of the time you think this would be an issue?

    Not very smart tenants.
    If they want to make fires inside to keep warm, they should be using metal drums or old style gal trash cans instead.
    Assuming you retrofitted smoke alarms so they can just remove the batteries.

    @TMNT My sympathies - what a disgrace.

    Don't you get refused insurance if you have too many claims ?

    Are you sure this low end of the market stuff is working for you ?

    $10K of damage in four months of low rent - no future for anyone in that.

    spot on, you gotta be careful about the number of insurance claims,

    the ones giving me the biggest grief will be disposed of eventually, when I get off my butt

    dunno, ive given a fair few people without any rental history due to being young or private before and they havent given me more grief then those with history

    My best tenants have been from overseas with no prior rental history. My worst tenants have had a rental history.
