My Latest Tenant Disaster!

    im sorry if I come across as a negative nancy with my PM threads,
    but when this sort of stuff happens you can only laugh,and pray insurance pays! :)

    so far
    $2000 in rental arrears after tribunal
    $200 in water
    $10k in damage
    - New Paint
    - New Heater
    - New Carpet
    - 8 New doors
    - New Blinds
    - Pest fumigation
    - Rubbish Removal

    PM is doing a great job getting everytghing organised very quickly

    edit: how you manage to damage a heater to a point its unrepairable I dont know

    Where do tenants go, leaving all their belongings and stuff (furniture itself has some value right?)

    I think that kind of damage would have taken some time to add up, how long ago did your PM do an inspection?

    they were on a monthly lease!!!, not periodic, but a 1 month lease

    Do you mind give out a bit info as to who they are and how they managed to get into your properties ? did you screen them with PM ? anything a little bit suspicious from the beginning ?

    @TMNT ouch! Worse than my bogan tenant who trashed one of my rental properties. Mine was a charming lass who let her dog have puppies on the carpet... as you do!

    They were on a three month lease to start off. Fell behind after month 1. On a payment plan. And adhered to it. After the lease expired the agent recommended a month lease to give them a chance

    No real rental history as they just arrived from nz. They had enough income to cover their rent, apparently pleasant people. Lots of kids. I went by the pms recommendations

    Sorry to hear that TMNT, hopefully once the human filth is cleared and the damaged items are repaired you can find a decent tenant who can up hold their end of the deal.
    I think everyone is wondering how long were the tenants there and did your pm do regular inspections? Hopefully you can claim for most of the damage.
