My latest mini renovation under $3k

    Thought I would share my mini renovation. Wasn't able to get a kitchen in time before the silly season started so decided I would do my best to "restore" it. As its in a high vacancy regional town I decided to put a shower screen/new oven to make it more appealing to lower vacancy periods. They took the biggest chunk out the funds unfortunately. .

    Shower screen $450
    Oven $600
    Floating floorboards/including installation/tiling $1600
    Kitchen cupboard door knobs $65

    Materials I already had left over from other Renos that I reused
    Laminate paint/Primer $165
    Tiles $200 approximately
    Grout $20

    Minimum rent increase was $10 could have pushed for $20 but coming out of Christmas without a tenant I don't want to risk a longer vacancy period.

    haha I have no idea there is plenty of space elsewhere on the wall as well

    Did you get laminate flooring? Can I also ask how many sqm?
    I spent last weekend with two mates doing 50sqm of laminate flooring on my Ppor..not overly difficult but time consuming especially with the angles! And still haven't done the skirting.
    $1,600 seems like a good price for flooring/skirting with the install. We paid $700 for the materials..maybe I should have just got ours installed too! Haha

    and some people just cant handle the heat in the Kitchen!

    And wouldn't the Ac filter be filled with grease as a result? And we all know most tenants don't clean Ac filters (heck the same can be said about owner occupiers)

    I think it was about 30sqm from memory. They finished of the tiling and grouting as well because my tile cutter broke. I was happy with the price I got to go home and veg out on here instead :)

    Haven't had it revalued but its hard to say without comparable sales, no renovated units have sold recently in the complex or the general area. I'd say it probably added about 10 to 13k. If the kitchen was able to get replaced instead of "improved" I think it would have been over 20k equity gain after the renovations costs.

    I've had this one for almost two years now it just became vacant so thought a spruce up was in order :)
