Yup it was pressure cleaned, Sam did that, didn't even ask him to. I just turned up one day and the place looked like a million bucks.

And yes downstairs is asbestos, we didn't bother it, was in good shape. Upstairs is fibre cement.

Good call. I'll do that if it's vacant during one of my future trips up.

Looks awesome!! I love everything bar the staircase balustrade. I would look to slate it out or something to make it more compliant and stop the risk of a kid falling through it.

Scrubbed up very well for the money spent. :)

Did you negotiate early access or start upon settlement?

Waited until settlement. Didn't want to risk spending money on it till it was finalized. I put in my loan application literally the day before all the new APRA changes were announced so it was a tense wait.

Yeah my broker said after my last one I was done. So combined with the APRA changes I thought I had no chance, but luckily the changes applied to new applications not ones already in the pipeline. But when I saw this I thought, at that price, I have to give it a shot. My broker later confessed that he had to brace himself when he got a call from me! I had to do some real financial gymnastics to get it (like canceling all my credit cards etc) but it all worked out in the end!

    Excellent stuff!

You made it sound so simple. Hope to be in that same frame of mind one day :)

Still trying to work that out, may not be any point to it unfortunately. I've maxed out my borrowing so the banks are unlikely to give me any more.

Hey Jaybean sorry for asking this out of the blue but saw your post and its great! I've got a place in Mansfield that needs a new bathroom refurb - its basically a bit of a dump. Would you be able to dig your plumbers details up if at all possible?

@itxrd We're interstate and have used Andrew Bishop a couple of times and been happy with his work. Details are:

All the best with the refurb!

    Cheers,
