    agent I spoke says, nothing has changed, its stopped dropping, sales may have increased slightly

    Anyone got any Mussy updates? I work about 10 minutes from there, no property thank god.

    Sales agents say more interrst and activity but prices haven't really changed

    That's what I've heard too @TMNT

    My agent said increase number of sales and closing to asking price but no rise yet. He reckons later in the year could sore some movement with an influx of miners. I have noticed vacancy rate is down though.

    What's the latest news on the mining front. I heard that there was some recent good news about nearby mines .. But can't remeber what it was

    I had some work at Muswellbrook last month. My colleagues and I walked across town (7pm) trying to go to a pub for a drink. Most were closed (it was during normal weeknights), until we got to the RSL which was open.

    So to me Muswellbrook is pretty dead place after hours. Nothing much happens there.

    To be honest. When I was up there during the boom. Most of the shops were pretty quiet. The pubs were all open but weeknights were dead.

    However the backpackers were sometimes slightly booked out..
    Not a busy town night life wise. . So I assume it must be worse now

    Well it does seem since this thread was started that indeed house prices in Muswellbrook have indeed risen.
    Whose buying who knows ?
    But hard to get houses for the 2015 prices of average 150k now , most all in the early 200's.

    So goes to show if you had bought in Mussy back in 2015 you could of made a few quid ..... if you could of rented it out ... and can sell it that is !!

    Still I think the area has no potential with mines still closing and nearby housing estates being built but of course I could be wrong and it may skyrocket !

    But I may add looking at the Sales prices in Mussy compared to say Regional Cities such as Wagga.. it seems way way overpriced .

    I think it's hit it's mark now and couldn't go any further up.

    depends on what for $150k, you can still get a renovated property in the crappy area of town 4bdr for $150k, some of these dropped to as low as $120k about 15-16

    if you are living there, there are heaps of HL pacakages that have been built and owners needing to sell, I dont think its a blood bath but there were heaps being built, all 4bdrs, full spec

    Yesterday afternoon I rang a few Real Estate agents up at Muswellbrook and unfortunately had a few arguments in the phone.

    Take one Agents advert on Domain for a ex Housing Commission house in Tobruk ave , it was advertised in 2015 for $115,000 and now in the same or poorer condition for $150,000 !!!! And has a rental income of $140 per week !!

    Absoloutely crazy as I said to the unapologetic apathetic Agent selling it .

    "Oh its aimed at young couples wanting their first home " he said, " not investors!

    "Yes I said back to him, your trying to rip off young people knowing full well the houses are rubbish and not worth $150,000 up there !!!

    I feel sorry for the young Gen today because this is all they can affird to get there foot in the door ... ex houso slum house that was advertised in 2015 for 115k and now 150k.
    Thats just terrible in my opinion !

    As much as I know how you feel, but putting a higher price so that people might pay Is doing the best for the vendor.

    Rents have fallen from 250 to 150 in a short space of time few years ago.

    It's a pretty silly thing for an agent to say though
