    Future growth will be minimal due to the countless land developments always going on with cheap home+land packages that will keep prices down down down

    Huge supply side, so I'm not much of a fan. The area is predominately touted as House and land packages to first home buyers, who upgrade after 2-3 years - this is such a common cycle that I see time and again.

    Rents are only marginally higher than the older established areas nearby, but the prices are significantly higher + tiny block sizes.

    As always, remember that constrained supply provides the strongest capital gains for an investment.
