    Yes they are...so it will get interesting ....already 8 to 15 basis points have been passed on by some banks including Westpac Group and NAB..

    I am noticing that we are seeing more threads on this and the concerns related to property, some nervous investors out there I think.

    Where there is nervousness...there is opportunity 70% of my loans are fixed at an average of 3.97%...others are loans with offsets mostly...

    Process of buying multi is slightly different then SFR.

    Value of multi is determined by

    Rent (or potential rent)
    Maintainance
    Management cost
    Rehab - repositioning
    Types of tenants
    Etc


    Multi is hard work and ongoing drama - unless you have trustworthy resources on ground - I wouldn't recommend it. that is just my view.

    If you are looking to buy stabilised multi - you may have to pay bit premium.

    We may have one small multi for sale in Feb - March next year - happy to discuss details!




    we just secured a 4 plex (multi units) in Atlanta

    This is in a decent area of Atlanta, we had our architect look at it and we have decided to remodel/convert into a large home and flip it as gains would be significant. Will post a thread on this when we are ready.. stay tuned.

    Update on this

    Currently looking at placing an offer on multi units 20 x 2 bedders (4 blocks), ticks the boxes, location and cash flow is over 10%. Approximately $700K but does require some work. Still doing our DD on this but if we secure it will be happy to share the numbers. Will keep you posted on this one.

    We are holding all cash cows and now looking at two other markets in USA

    Will keep you posted.

    Yes Chabs am loving this market, 52 States makes it mighty interesting, just got to have boots on the ground and network with the right people.

    What is even better is a C grade location, gentrifying into a B grade location, win/win.... cash flow and growth. \

    We have just completed renovating our quad (4 unit multi) and property manager has just listed.

    This one is a keeper as the numbers are sexy.

    Bedeveloper will post this shortly including final photos on reno and the net rental figures.

    As far as buying this product still very diffucult as everyone is chasing these for cashflow

    I will be flying back to Atlanta in Sept, be there for 3 months. If interested good idea to fly over, happy to show you around
