I'm thinking about picking up an IP in Mulgrave. The prices look quite attractive to neighbouring suburbs such as Clayton, Glen Waverley and Wheelers Hill. Does anyone have an experience in the area? Thanks.
Also worked in the suburb until last year......... Prices have moved quite a bit, but the usual things - stay near the bus routes and away from the power lines. The Y-man
@The Y-man With local experience, which pocket of Mulgrave do you think is good for an IP? I check the map and see there's only one pocket satisfies your criteria around Wanda street from Police road up to somewhere around Carson Street.
Been out of the area too long - I'd say stay near the main bus routes 885, 902, 900 (wanda st, police rd and wellington) or walking dist to Wav Gardens. The Y-man
Thank you, It's quite interesting comparing house price here with other surrounding suburbs, 30-40% cheaper than Clayton, Glen WV. etc. just for lack of a train line. Is there any other reason?
That's pretty much it - it's kind of halfway between GW and Springy stations - but it is also varied as some parts were built a lot later than others (eg the old VFL park site), while some parts are light industrial/office. The Y-man
If you go a little further down Police Rd and just on the other side it goes down another 20-30%.. small pocket if dandy North but close to Waverly garden
There are the following parts of Mulgrave; Haverbrack estate- along haverbrack drive. Great views of the hills, newer and bigger homes. Downside is further away from trains. Waverley Park- newer estate built by Mirvac. Attractive area since it’s new and uniform, mostly townhouses and houses on small allotments. Central Mulgrave- basically Wanda st and surrounding, older 70’s homes on generous allotments of 650sqm. Lots of subdivisions and knock downs there. Closer to main bus routes, near primary and secondary schools. North of Wellington Rd, a small triangle that borders Wheelers Hill and next to Mazenod secondary. Generally more expensive and newer than central Mulgrave. The other side of side of Springvale Rd, oldest side with weatherboard houses. Lots of subdivision there also. So each pocket is distinct and depends what you want in a house and location. Generally I’d suggest to avoid being too close to powerlines, main roads, cemetery and freeway.
