    If the land property reach a million yes, otherwise No. Do you think Druitt land and property will reach million? May be in 10 years.

    Units yield seems very low compared to Brisbane.

    Very unlikely .. unit oversupply will take a generation to get fully absorbed.

    Smaller block sizes (under 300sqm) have become a norm in most new estates and this product didn’t exist in the past and has heavily encroached upon new unit buyer market who basically now can get a bigger apartment but on their own land. When new units are depressed, it affects older cheap units as well. Basically nobody wants to live in older units with plenty of new apartments available to rent for a bit more rent.

    I'd say there have have to be. Just like any Western Sydney suburb. I haven't really looked to be honest.

    A few years ago I had a unit in Cabramatta in a small block. Had aspirations of buying everyone out one by one and giving strata the big flick.

    Could have tripled my money but it's big bucks to accomplish. My back of envelope, kitchen table, calculations ended up as doodle art and thence into the waste bin.

    Based on my gut feeling I'm pretty confident they will.

    I'm happy with that. You do realise that a Mt Druitt generation is a lot shorter than the norm.

    True. I don't see any potential in units around Luxford and Hythe. They are very old blocks especially Luxford. They will be bought by a developer and rebuilt.
