Maybe......380k in Marsden is deceptive...have a look at average condition properties can by bought for under 320k still....and this one will cost at least 30k....

    You've gone from $50-$60k to $30k. That's a big jump!

Based on what was shown on the photos, I could do that well under $30k. Paint is cheap, but time consuming. Patching of walls, the same.

Maybe it was all he could afford.

If so, good luck to him. Hope he has a few mates to help out, and can move in as soon as basic plumbing and electrics ok.

What is your point? Did you read what I wrote, and what the article said?

The purchaser is DOING IT HIMSELF. Therefore it is cheap, so long as he knows what he's doing. The main costs are the labor costs.

And yes, I've done plenty of renos. Some worse than the photos of the house in question. Doing one as we speak.

It is a dud area. If it is his PPOR, maybe, but certainly not a "bargain". He will be lucky to get his money back- even if he does the majority himself. Opportunity cost, buy in better areas, get more $!

Yes, there are....but there are some great ones as well, but I did say IF YOU KNOW WHAT YOU ARE DOING. The purchaser might be a tradie, or he might be some smuck who has no idea. If he's a dumb smuck, then it'll end up either badly done, or well over budget, or both. But if he's a tradie or a good handyman & it's a PPOR, then he could do OK.
