No just turn up with your moving van full of furniture :p

Yes, need to give written notice. For a periodic lease, amount varies per state between 60 and 120 days.

Yes that was worded wrongly . I believe Nsw needs 90 days notice , but I need a place to stay so need some options to reduce this time if possible

First step is to issue the correct notice to leave immediately.

You can then approach the tenant to see if you can negotiate an earlier exit.

And the notice you give is 90 days but they only have to give 2 weeks or 30 days so they may leave early.

periodic in NSW has been 90 days for a while now, if the tenant does not want to go earlier, they do not have to, you can stay in a motel or short term yourself till they are gone if need be.

See if anything will entice them for earlier, but they too need somewhere to go.
