    I don't believe it, I've heard it too many times from agents going to auction. There's always a pre-auction excuse why they can't accept your good offer.

    I think anything under 500k in this pocket is good buying. Especially if you can sneak something mid-4s

    I thought about going to the auction. I usually work Saturdays, but today I'm jobless :p.

    I decided instead to make a big sausage, tomato frittata and didn't start that until 10am, so I'm very keen to hear how it went.

    Sold for $635,000 or very close to it...so a little birdie told me anyway. ;)

    then id say they got is a very reasonable price. Not bad in a rising market. Ill also make a guess that the seller was desperate to sell and wasnt eager to chase max price.
    there are still bargains to be had in Brisbane.

    Yep, at this stage of the cycle I think it's a reasonable outcome for both the vendor and the buyer but only time will tell as to whether it was a bargain or not...no crystal balls here....

    Sold for $633,000. Which makes @HUGH72 the winner based on closest guess.

    Not a bargain imo. Fair price, a touch in favor of the seller. (As I said earlier - 620-630k was fair price). Mt G E did little last year as all the old homes sold. It's to the moon from here.

    680 would have been good for the comparables, I think we will be there by mid year on the same property

    I wish I bought in Mt Gravatt in 2011 but I was still licking my wounds from buying 3 in Bn in 08.:mad:
    I'm curious to know if there were many bidders.:D

    Hard to judge value in the area relative to median price because as you said so much of the stock is old and in original condition.

    Buying in '08 would have tested your patience, hopefully well in the green these days? Can see a lot being sold now, mostly by boomers that were purchased around the same period (top of the last cycle).
