    Interesting one, I'll be watching it. I have interests in that whole area so I'd like to see MG new stock stay above 1m if possible at this point in time.

    Can't tell exactly but looks like two blocks purchased together in 2015 for 890k? Looks a comfortable 500k build, sale prices over 1.2m would be making an ok return but pretty tight. Have had people struggling to hit the 1.4 mark in Camp Hill with similar builds.

    I still think the premium in the inner city spots for purchase is worth it based on sold prices of the new/big renoed stock compared to a little further out

    I think 1.25 would be a good result for that area. The problem I see is they paid too much for the land. Also the lots are very standard 405 and not bigger. Plus no views of anything'. Those will be challenges for this lot.

    And no pool . Big challenge there.
