    When I started looking at MGE about 10 years ago I thought $350k was too much and too far away from the CBD.. how things change ;)

    Can never go wrong buying a house as close to the Cbd as you can afford.. house doesn't matter as long as you can get as much utility from it for as long as possible.

    Still a bit of contrast around MGE - one side 1M, 1km away 500k..

    Small 405sqm block, not new or modern so if it gets that range it wants especially if over 1.1m then I would be very, very happy :cool:

    Looking for some thoughts.

    I've been following MGE for a little while now and trying to narrow down the area to purchase in. Unfortunately, with my budget it looks like I can only purchase either in:
    1. Mansfield catchment side of MGE (East of Creek Rd). Site value 425k+
    2. Housing commission area of MGE. Site value 300-400k
    Asking price and condition of houses seem to be the same for both.

    The difference in site values between the two areas are quite large favoring East of Creek Rd. Is this cause for concern?

    Obviously buildings depreciate, so logically the option 1 would be the better pick. But, just from the general feel of the area, I get the impression properties in the housing commission pocket will start being renovated and get the flow on effect from the premium streets.

    Any thoughts?

    I agree.
    I haven't been following closely, but its only a matter of time... I've bought and followed the trend from Raffles back to Hawkwood... Its picking up on the Cavendish side as well. Think how close it is to Holland Park and Coorparoo. It's a no brainer that it will improve.

    Boom. Not an over the top build either. Was waiting for the 1M mark to crack. I can build that with a 20% margin. How long til 30%...

    We gave this property a cosmetic renovation to increase the rental return, the overall strategy is a long term hold with this one and It's performing great for our client.
