    That's a pretty good buy for Mt Gravatt. What was the land size?

    I really wanted to buy this one back when it was for sale. And only just saw the sold price 90 Carrara Street, Mount Gravatt East, Qld 4122 - Property Details

    I shouldnt have looked. That is such a good price and I would have made that house an awesome dual living setup and racked in the rent.

    Bahumbug. Why dont you have a spare 400k when you need it.

    Needed a reno inside. But the house was 3 stories. Lot of house for the price.

    Yeah, and they still get **** prices for them too.. Win for the agents, lose for the vendor.

    Yeah, very weird guy lived in that one.. was an old Kingswood out the front gathering dirt for many years. It came up once, then again, and I think 3rd time it actually sold. Not sure what the story was behind it, I'm sure it was interesting one.


    Oh.. and

    Mount Gravatt East address available on request - House for Sale #123463906 - realestate.com.au

    This one is 56 Dunbar Street.. Sold about 12 months ago for $510k, now up for $598. Looks to be a quick move-on, that's why they probably don't want the address listed. Bad luck.

    maybe. I think that agent never list the address on ads for some reason. this is 3rd time I notice.

    Today got a 14% increase in bank val in 6 months. Same house, same valuer.

    I had a peak at sales, everything has jumped up a notch. Basic stuff is pushing above 600k now and will start to exclude FHBs. Where will they be pushed too? Not sure where is left to go...

    Nope.That one had a 23% increase on a desktop val after about 4 months. We didn't do an internal val.

    This one has had nothing but another 6 months of wear and tear :) I wonder if I should flick it while its CGT free...

    My PPOR has had a 12% bank val rise since purchase 12 months ago.

    To paraphrase RL, it's a sad thing that I don't have 5 (or 50).
