Mould and Smell - Assistance required

    Hi All,

    We have an investment property in Southcoast NSW and in the last 6 years never had any problem as it is well ventilated and maintained. We even have a good size exahust fan in the basement that runs usually for 6-8 hours per day (doesn't cost much).

    3/4 months ago our tenants complaint that in the wardrobe there are some mould patches and some marks on the walls etc...so we started to run the fan 24/7 as it was kind of winter and coucil had water pipe burst nearby...

    We also asked property manager to arrange an expert which they unable to find and problem was sort of gone with 24/7 fan.

    But now it has started to come again -yesterday received couple of pocs from PM.

    Does anyone have faced similar issue and what steps they took to eliminate it?

    Really appreciate if someone can recommend some company or other process.

    Apart from having a lic plumber pressure test the system and tick that item off the list..
    Then check roof gutters ..
    I can't work out one photo but the other one why can't the tenants just clean the surface area ,only would take a few minutes--is the water bills still in the average range?.imho..

    Can your property manager find someone (same person who came last time?) to check this new outbreak?

    It looks like it could just be wiped over, but I agree you need to get onto it quickly.

    I cannot see what the second photo is? Looks like a leather desk blotter?

    Have your property manager contact a licensed mould remediation company.
    They should be using Clo2 (Chlorine Dioxide) to rectify the problem.
    I'm on the North Coast so can't recommend a contractor for that area.

    Hi @wylie , no onecame last time as PM wasn't sure who to contact (according to them never happened) so kept the fan on for 24/7

    If the issue is treated correctly, there will be no need to continually run an exhaust fan.

    If the tenants aren't already doing this, make sure they know to spray and wipe down the affected area with vinegar each time it shows up. That won't fix the underlying cause of the dampness, but gets rid of spores. Townsville ran out of vinegar during the flood this year, but it works. I had mould all around my flat after the flood (I wasn't flooded, but everyone got mould), and the vinegar spray did the trick.

    Thank you every one for your input-
    Mould Remediation inspector did find moisture however no water leakage.
    We haven't had much rain not sure where is water is coming from. He has provided the remediation plan with cost and i do not think we can claim on insurance as there is no sign of flood etc.

    Approx $2800 including chemical treatment inside, fans and humdifiers for approx 10 days

    Plumber inspection, curtain and window blinds replacement is seprate
