    brissy despite it going nowhere forcrhe last 2 years....and to add insult to injury some people who bought in Logan spruiking dvelopment of granny flats or villa/townhousrs there.

    getting my popcorn to watch that unfold....dumb....dumb...

    the other one is newbie investors saying logan...or ipswich are the bees nees...

    Agree Brisbane. Starting to move now, but it's been slower than most expected. I bought 9 properties in SEQ. Looking like I will see double digit MAT returns on some. Phew.

    My last 3 purchases have all been in outer Melbourne. If I have had just bought 12 x properties in Melbourne, I'd be sitting on a beach- as growth has been very very strong. Either way I'm glad I reset and redeployed capital from
    Brisbane to Melbourne. No one has a crystal ball.

    Fact is, no one could have predicted the run Sydney and Melbourne has had, which I believe has impacted BNE growth.

    I do believe Brisbane growth will be solid over next 24 months though.

    Yields were decent.
    CG was largely artificial - somewhat driven by equity driven investors down south.

    You got to admit that the Druitt has been the "darling" suburb of this latest boom. Who would have thought there'd be $million + houses out there.

    As for the houso areas, to go from sub 200K to over 500K has blown sash's sox off lol.

    And it ain't over yet!

    Most spruiked has been @datto VS HSV 185i Clubsport against his arch rival with his EL falcon XR8, in a gymkhana from westfield druitt out to st marys aquatic centre and back to rashays for their chicken breast fillet special. Winner gets extra cream sauce.

    Problem is people can only buy what they can afford. The majority would probably be better off with a share portfolio. Kalangur? Logan? No thanks

    Disagree on this....you cannot leverage to the hilt on shares like you can on property.....well people have tried...and lots have lost their shirts.....

    Leveraging is a double edged sword whatever you are buying. I'd much rather have money in the share market than a townhouse in any of the mentioned suburbs.
