    Which of the following tools you think or have experienced with, are the most effective tools when selling... pick three.

    You forgot the most important one.
    Get the agent to pay for all marketing.
    He gets all the commission so he should pay for all the marketing unless he is getting less than 1% commission.

    You should get him to do it for free. Better still make him pay you for the opportunity !

    There is no such thing as a free lunch and you get what you pay for.

    Typically the agents that including marketing in their fee will take the most basic/cheap version of everything (including taking their own photos). If you are okay with not being able to control where the marketing dollars are spent then go with them they are also cheaper because they have less value.... If they were worth the 2-3% + marketing they would charge it.

    Again please fee free to start a competing business to a REA and do 1.5% inc marketing and see how you go.
