    Nice place, more in line with Rosanna, LaTrobe uni to the north edge. Quite pricey last time I looked.

    What about braybrook? 10km from city and 600k median for a house?

    It's pretty near sunshine, is there a reason why it's lagging behind sunshine which is further away from the city?

    Braybrook is not of the same standard as Sunshine. It is mainly new builds and old concrete/fibro housing commission homes - unlike the gorgeous tree lined streets and Californian bungalows of Sunshine. It lacks local shops/amenities (Sunshine is well served in that respect with a huge shopping village and two indoor shopping centres) and has no public transport to speak of (unlike Sunshine which is well served with its station and 903 bus). None of that is likely to change, if anything the gap will widen because of all the investment poured into Sunshine.

    Head down here, go for a walk in the two suburbs, the difference is chalk and cheese.

    Yeah I went around Braybrook today. It's exactly how you described it.

    But having said that, the suburb is in a state of flux, heaps of new builds coming up. But amenities wise it seems like other than some parks & schools, all the shops are in surrounding suburbs.

    But it's still only 10km from the city.

    I'm looking for a FHB level place. In the west where would be the closest place to the city that would represent good capital growth for a detached house <600k? Sunshine's median is 690k now.

    You might want to consider making this purchase your ppor, free stamp duty coming in Victoria.

    Am I missing something? Isn't Heidelberg Heights about 13kms from the CBD? No way can it be 20km+. As for the pricey bit, compared to say some of its neighbours, not so. Average prices are around $1,300-$1,400 per sq m. of land. Blocks are kind of smallish - most are under 600m2 but in my humble opinion offers better value than Reservoir. Buying on the fringes (e.g. near the much pricier Rosanna) is probably smart buying.

    Altona Meadows.

    Laverton and Aircraft train stations. Close to Altona Beach, lots of parklands, 3 entries into the suburb (Point Cook Road, Newlands Street and through the coast road). Central Square shopping centre has Coles, Aldi, Big W and lots of smaller shops. Seems to be a lot of owner occupiers around. Could have missed the jump in price though.

    I have my PPOR here and have loved it for 3 years.
