    Hi,

As the title suggests I'm looking for recommendations for a good mortgage broker in Sydney.

After someone who won't just steer me into the bank providing the highest commission.

Anyone have any recommendations for Sydney?

But why are you looking for a desperate one rather than a good one, i think was more what Terry was getting at

Let me guess - you've read Scott Pape's book.

Here's a tip - good brokers don't work for free. And another tip - the really great brokers cost you the same as the good ones....which is absolutely nothing, because you're not the one paying them.

@pwnitat0r the best brokers don't pay you to do business with them, they are in high demand and can be choosy about who they do business with.

My own policy on this is simple. The moment someone asks me to share commission, I am no longer interested in working with them. I prefer to be valued for my knowledge, not for a bribe.

There is some merit in refunding a client our commissions in return for a fee for service, but in many cases this would cost clients more and frankly it's a lot of effort to administer. The government legislated away financial planning commissions in favour of a fee for service. Today the average person can no longer afford to pay for decent financial advice. It didn't result in better investment returns to the clients.

I'd also like recommendations of a cashback lawyer, cashback buyers agent, cashback property manager, cashback mechanic.

What they do is put in all the hours of work, then just refund me the money they make so they are left with nothing. Sounds great :p:D

You can also manage properties yourself, go to court and represent yourself, change the brake pads on your car yourself. Sure, but if you want someone to do something, they need to be paid for their time.

Except it's actually about 0.5% of the loan amount and it costs about $1200 to set up a loan before we make enough to pay ourselves anything at all.

I don't think there are many around, they tend to not last long.

This is probably the best option if you don't understand the value of a broker as your trusted advisor.

i think you should stick with negotiating with the bank directly.

Look at it another way. Go to the bank directly and ask the person you're dealing with how much of their salary and bonus they're willing to give you.

Now we've established why a cash back mortgage broker doesn't exist, can we get back on topic please?
