Mortage Broker - Melbourne

    Hi property chat,

    I have two properties and have recently renovated the IP and am living in the other. My strategy had been to pay Interest Only, save the principal into my Offset and then pull out equity to purchase again. ANZ lifted there interest rates on the Interest Only so much that i made the decision to move to principal and interest.

    I am now thinking I should test the market and potentially refinance and make sure I am on the best deal for future long term success.

    Any recommendations? I have been given contact details of someone from Aussie Homeloans from a mate but not sure how the chain brokers are. I am based Carlton, VIC.

    There's a few Melbourne brokers here - Peter Tersteeg knows his stuff, and Mitesh too.

    Otherwise most of us work Australia wide, so unless you really want to see them across the table, you have loads of options. :)

    Jess has mentioned some good brokers above.

    On another note - have you approached anz to see if they can do better on your rates? Tell them you’re leaving and see if they’ll drop their rate :)

    I thought doing that Jamie, but not sure they will come to the party as I did that 4 months ago before all the increases imposed by the bank. They did come to the party then offering a greater discount off the variable.

    I am on...

    $303,943 home loan @ 3.85% (DLP $1,537.26)
    $454,000 investment loan @ 4.45% (DLP $2,310)

    IP bringing in $2474.45 p/month after PM fees
    Salary is $2,630.33 take home p/fortnight

    there are likley better options if you qualify

    Rates aren't terrible at all.

    Given you have PPOR & INV - if you're planning to keep the INV might be worth looking at a fixed IHL with Interest Only
    Might find that you're able to get around the same rate as your P&I rate.
