    Looks like a toilet explosion happened in the kitchen in the before picture.
    Lots of work done in three weeks!

    The floors actually cost me a lot more than I was initially planning. Initially I was going to tile dining/kitchen and polish the rest. The dining room floor wasnt floorboards, so couldnt polish.

    I got quotes to polish the rest of the house for $1900. Ultimately I decided it was a cold house and carpet would warm it up. It really finished it off nicely, I'm really pleased I spent the extra.

    Thanks. The pictures dont actually do it justice - it was worse than it looks...and the smell..
    There was still food inside the oven when I removed it.

    I spent a whole day cleaning food and crap off the kitchen ceiling.

    Majority of the work was done in the three weeks, however I couldnt get the flooring finished in that time - I left a key for the tiler and arranged the carpet on a subsequent visit.

    I would be confident in doing so - I've looked at the market myself, and also had it professionally appraised.

    A change in circumstances has meant that I am moving to Adelaide and moving in myself for about 12 months.

    Great work Nemo - I've seen this place in person and was quite impressed with the deal, a prime example of a well rounded investment. The 'before' kitchen photos are particularly nasty.

    As per rental amount, looking at the numbers we come across daily it'd rent easily at that level, especially with the fitout.

    Nemo's property has a gated backyard (which is actually quite large, the photos don't really show it well) which would be perfect for a family with kids or dogs. Allowing pets is a great way to increase your target audience and therefore demand (ie price) will be a little bit higher.

    I forgot to mention the block is close to 800sqm (can't remember exactly), so in years to come there could be potential to subdivide.

    The block behind is about the same size and has two newly built houses.
