    Hi,

    Thought I'd write about my most recent purchase. It's in Morphett Vale which is in the southern suburbs of Adelaide, about 3km from the beach and about 30 mins from the city along the nearby Southern Expressway. It's within walking distance of a large shopping centre, bunnings, train station and everything you'd need.

    I first spotted the property online from interstate (Canberra), but since it was in such bad condition the ad only featured external pictures of the house. I had my dad go peek through the windows to see the internal state. It caught my eye because it was priced significantly lower than surrounding properties (because of the condition it was in).

    I had been dealing with @Corey Batt to release equity from my Canberra properties. I approached him to ensure I could proceed with the purchase.

    Based on this I made an unconditional offer to purchase the property prior to the first open. The agent proceeded to run the open which I heard had 21 other offers presented. My offer was not the highest, but I was able to offer unconditionally and with 3 weeks settlement which secured the deal thanks to @Corey Batt 's hard work.

    The purchase was handled remotely however I took 3 weeks off work to travel to Adelaide to complete the renovations. I obtained pre-settlement access to commence renovations and was pretty much finished 1 week post settlement.

    Numbers:
    Purchase: $190,000
    Stampduty & Legals: ~$8,000
    Electrical (new switchboard, partial rewiring, external & internal lighting, kitchen appliance installation and smoke detectors): $2,400
    Plumbing (new toilet & laundry tub installed, kitchen sink replacement): $850
    Painting (internal and external): $1000 materials, DIY by Dad and Me)
    Carpet: $3,900 supplied and installed to 3 bedrooms, 2 hallways and a lounge room.
    Tiling: ~$3,000 supplied and installed to kitchen, dining and splashback.
    Kitchen: ~$5,500 supplied and installed
    Appliances: $630
    Guttering and downpipes: $450
    Gyprocking: $500
    Curtains and Blinds: ~$500
    Turf: $1,000 (including rotary hoe hire, DIY laid)
    Garage door repair: $60
    Total: ~$20,000

    Value afterwards: $275,000 (desktop, could be higher if full)
    Rent afterwards: @D.T. appraised at $300 per week

    that kitchen was revolting, it's sad to think how some people were last living in this house.

    Changing toilet seats and cleaning up previous muck really is the worst thing and would put so many people off. Did you do the kitchen yourself?

    Whole toilet was replaced. Cleanup throughout house was awful.

    No, kitchen was done by an installer and the cost was included above (@Corey Batt recommended a place in Adelaide with quality, good value kitchens and they recommended an installer)

    OMG, toilet revolting, the good thing is you did not get your hands dirty the best renos IMO

    So what equity did you access 80%. 50k???

    Why did you go for carpet & tiles over floorboards?
