    it was reported ‘Beach box listings hot for summer’ in 2018. They’re becoming harder to get a hold of and are increasingly being held onto by families long term. “The turnover of beach boxes is very low as families keep them for decades” Granger Real Estate director Mike O’Neill.

    A Portsea bathing box also sold for $1 million in late 2018 to become the most expensive in Australia.

    which is the pick and why from your own local experience?
    who has owned one of these before and experiences (pros and cons)?
    what do you look for when buying (public toilets, good sand) etc.?
    what are the holding cost?
    I assume it's just a lease so do they expire?
    Do you need to be rate payer in the area to buy? as I know the Brighton ones you do

    You don't need to be a rate payer on the Mornington Peninsula to own one. 51 Beach Box Ranelagh Beach is the best option based on location/price and has been snapped up as its under offer. The other beaches also have their own advantages. However, I think people like the beach boxes on the Ranelagh, Earimil and Moondah beach the most as these beaches are lengthy and sandy with very few people on them. Many beach boxes on Moondah beach have also recently been renovated which has increased the appeal of the area. Mount Eliza beaches also offer the best city/you yangs/dandenong ranges views being the closest suburb to Melbourne on the peninsula.

    $880,000 worth of works have been undertaken to build a rock wall to prevent further erosion and rebuild the sand at this specific location. In early 2019, an existing rock retaining wall at the northern end of the beach will be extended to provide long term protection. Fortunately the rest of the Mornington Peninsula's beach boxes aren't exposed to the same sort of elements as seen on Mt Martha North Beach in the past.

    Mt Martha South Beach for example is nearby and is a very lengthy and wide sandy beach in a protected area. This is in complete contrast to the north beach. 'Meanwhile, at Mount Martha Beach South, a stretch of well-established beach still acts as a barrier between the ocean and its beach boxes, some of which have recently sold for as much as $450,000'. In fact, Mt Martha South Beach is one of the widest beaches on the peninsula and likely the safest with its protection by the cliff. This part of Mt Martha is similar to Portsea, Blairgowrie, Safety Beach, Mornington and Mt Eliza beaches which also have plenty of protected beach boxes in their sheltered coves.

    I wouldn't be surprised if the boxes at Mt Martha North Beach get moved further down to a safer position near the Mt Martha Life Saving Club or car parks. There is still plenty of space for beach boxes at nearby Fishermans Beach, Moondah Beach or Canadian Bay Beach.
