Mornington Peninsula Airbnb Property manager/company and insurance related questions

    Hello all

    I have a property in Mornington Peninsula that I would like to put it out on Airbnb. However I have no experience of it and I think it is best done through a property manager / company. I have made couple of enquiries, however their few structure seems expensive and not aligned, making it difficult to make any decision. I would appreciate if you guys can provide your views about it and recommended some good hosts or companies.

    I believe in seeking professional help but I am wary of false promises and I also know not every company that charge high commissions delivers the best service.

    In relation to insurance, I understand after my enquiries that they host will get Airbnb insurance for my property (he will also put any claims) but these may not cover all instance and I need some building insurance as a back up. I called RACV and disclosed them about short term rentals arrangement and they seem to be ok- but I know most companies they don't insurance building () when it is given on short term rentals. I would there appreciate if someone with experience advise me of the companies that offer such insurance. I just want a house building insurance (not much fussed about contents)

    The problem for short stays is changeover. Linen , cleaning and changeover within hours and variable differences in things like loo paper and condimnets etc and make it harder. Just making the keys available or NOT available can be a issue.

    You do need a short stays insurance policy. EBM have one. Otherwise policies are "landlord" and refer to tenancies and lease which wont cover you. These polcies tend to bundle it all and include featured cover like damage affecting loss of income etc. Its wise to consider furnishings for the heavy wear and tear and cleaning eg NO fabric couches. Throw away cushion covers v washing etc. Even the kitchen appliances and contents need thought. And if you leave too much it will be taken. Small portions also give it the unused feel.

    Cant recommend anyone as the one that does it perfectly is in Germany. ;)

    In busy airbnb areas you should find specialists that can assist but its expensive. They often want to also control listings and take a fee on that as well ...all of the listings.

    could I suggest that you check out your 'competition' first?
    try and see what is available to book?
    Is it seasonal? etc
    Can you get a booking easily? If so perhaps there is too much competition!
    Is there any one in this area you know personally? Ask!

    Anyone use a short-stay rental/ airbnb/ stayz property manager on this forum for their Mornington Peninsula property they can recommend as per OP?
