    @Pier1 "809 m2, 20.117 wide frontage, corner block" would be my dream house ;)

    For 800m2 block in BCC you get a 60% site area. If this is 2 floors, then that is 960m2 site area..
    If 150m2 TH build, it's about 6 TH you can build.

    @RPI, Darryl, it would be very valuable info if could get a summary of old vs new MBRC planning.

    MBRC proposing new planning, BCC and LCC both adapted their planning in the last 12months or so. Would also be interesting to put a summary MBRC vs BCC vs LCC for dual occupancy, 1 into 2 configuration and multi-dwelling...

    Any suggestions on what I can do on a 600sqm lot ( 15m frontage x 40m ). It's in the new 'Urban' zoning of Deception Bay with height up to 21m.

    ( current maximum height under old zoning is 8.5m )

    15m frontage is a bit of a constraint.

    Don't forget to have a look at mapping to see what your street hierarchy is, as this will also determine what you can do!

    From what I have researched this is where it starts to get sticky, looks good through the planning scheme, then they chuck the constraints in here.

    Looks like 1 + 2 or 3 if you are on a collector
    Have fun, keep us updated as to what else you find in there, hopefully us poor second cousin type MBRCites can get some of the development pie which has been lacking for years due to old fashioned council.

    FYI we are looking good at AC with worst case being 0,4,6 and 7 and best case being 0,4,6,7,8,9 and M.
    And if I am reading everything correctly, all looks like being self assessable for us as well.

    @Pier1 - that's gold info.
    Street Type, what are the difference in each street type? You would thy have definition in the PDF but can't see it. 809m2 NG in AC..nice.
    There is a plot of proposed NG plot of land in AC under contract...3000m2. Agent thinks 5 lot or 18 TH is achievable in current zoning...

    Looks like a 1 or 2 as the street is quite narrow - may be classified as a local road. Hopefully I can do a terrace, row house or plex. It is about 150m from the water and there are views of the water at the end of the street. Any balcony on the street frontage would have water views ( well glimpses maybe ).

    Other option would be selling the site to a larger developer.

    On a 15m wide block, two row houses like this may be possible. Could go to 3 stories with balconies on both levels above the garage to take advantage of views down the street. 3 stories would be overall height around 8.5m. Overshadowing could be an issue if neighbouring sites are bought up and knocked down for building unit complexes up to 21m high.

    What are the difference between 2 and 7?

    say a 600m2 with 10m frontage in a NG or UN zone, it is permissible for 2 per the table above. Can you build a Triplex and be able to community title them and have 3 separate titles?

    It's doing me head in reading through he guide for the 3rd time.

    here is my understanding, pls correct me if i am wrong:
    1. the small lot, predominately 7.5-12m frontage that is already subdivided or existed before the MBRC proposed zoning, are the only ones with (2) marked.
    2. There are the 810m2 with 20m frontage that is already on 2 titles, can build a dwelling on each 405m2 lot (nothing new here)
    3. The "individual title" in a dwelling house provide some clarity. You basically need to subdivide or reconfigure 1 into 2 lot before you can build, whether this a narrow dwelling, terrace, row house or plex...it needs to sit on its on individual title.
    4. In order to build multi dwelling, including duplex you need a lot that is 800m2 with a greater than 25m frontage in NG and UN zoning. In Suburban it needs to be adjoining or opposite space.

    Hoping someone can shed some light for me. Own a 788m2 block with 20m frontage in a NG zone, on the road overlay it is shown as yellow - "local collector". Although a long term investor I've had little to do with town planning over the years so any help guidance is appreciated
