Urban gentrification. All the smart money is heading there.
Brisbane’s Best Up and Coming Foodie Suburbs

That alone should add 10k to the price for the hipster demographic.

$100k when gentrification is in full swing ;)

Cat's out of the bag now... I'd best post my Spruikrooka post soon (been waiting until clients finished buying there) to tell everyone what I see, and why..

That property more or less on the Tarragindi side, and a very good quite street,my guess is 570k..a five minute walk from there into pring st tarragindi with cbd views start in the millions plus, and the higher up the hill into toohey forest the price goes higher as you go up the hill..imho..

    My take...

2 bedroom house. It has a very small potential third bedroom, whether a valuer sees it as such I don't know
The decor is awesome, but dated. Beneath the carpets lie the old hardwood floors.
Big block, some rear access - tight but possible for a car.
Overland flow across the rear with a very rear easement.
Block is not quite in the desirable Clifton Hill, but is getting close.

It's cute, and quaint and has the kitsch factor.
    Easy reno.
Major stump work needed - maybe enough to do a lift while you are there.

I vote high 5's, 591 to be exact. Simply because the FHB are bananas in Moorooka and are missing out, and subsequently are paying too much.

I still think we should limit it to a thousand. Having a scarcity of possible bids will increase the excitement and avoid the strategy of adding a little to game the system. Eg. Add $1 to the highest, or subtract $1 from the lowest. Put a little urgency in it. If it should start with a 4, then there are only 100 spaces available :)

Wow...this is gonna be a admin nightmare. What do you guys think if we capped the number of bidders to like 20 max or something? Otherwise it's gonna get out of hand...What do you guys think?

Flat out Atm, once I've done some d/d I'll come up with a figure. I don't know this part of the south side very well.
The first thing that stands out to me is whether it a possible 3 bedroom house? The sun room is very small.
