    Minimum subdivision lot size 550m2
    means 550m2 size land before subdivision or 550m2 each block after subdivision?

    The council's LEP will have minimum lot size maps that show sizes for each different zone (R2, R3, RU1 etc etc). So in your example you would need 1,100m2 to do a subdivision (maybe 1,200m2 if you were doing a battleaxe since the access handle area is excluded from the calculation).

    it said mini 550m2, so 850m2 R1 no chance to get 550m2 and 300m2?

    Unless you read the LEP, the exclusions, refer to maps etc you won't know.

    Is the rule the same for semi-detached? Is strata subdivision possible?

    Actually there's already main house and 2 bedroom cabin there, no common wall.

    @fumid - all well and good but if it's a granny flat, different rules apply and it can't be subdivided.

    Usually council would want an even split, so 850m2 / 2 = 425m2. This is a fair bit under the 550m2 they want but maybe a Clause 4.6 exemption could be done. Probably best to go to a pre DA meeting with council to explore your options.

    As @Scott No Mates has said however, really go thru the LEP to understand your position before going to any next step.

    Would need to see a picture of the block and the floor plans to get a better idea.

    A town planner is who you should be talking to, they will know more about the council area you're in and what the design rules are.

    What council LGA?

    Thanks for the advice, however might can't go even. House occupied more land.

    It's on the corner block, so very easy access, house occupied more land, and I would like house to have 510m2 so still can develop duplex or have a granny later.

    What council?

    I passed a subdivision on 760m2, for 320m2 and 440m2, minimum lost size was 450m2. (Maitland Council LGA)

    Going this route means you need to have approved plans for the block that will be under the minimum lot size.

    If the existing house has an old layout, I.e you access the backyard through the laundry and not a living area, then you may not be able to get the subdivision passed without renovations to that effect, or unless there is ample open space.

    I really can't stress this enough... Talk to a town planner they will be able to advise you best.
