Minimum Cost for 32 sq house, with 5 bedrooms and 3 bathrooms

    Hello All,

    Can someone please provide what would be the minimum cost for 32 sqm house which includes 5 bedrooms and 3 bathrooms in the current market?

    There are a lot of variables such as site costs, stormwater requirements, etc but I would say a minimum of $1,500 per sqm turnkey. you can go slightly cheaper but I wouldn't really recommend that for a house of that size. Realistically you would go to $2,000 per sqm though.

    Yes. If you want to count your pennies then I would go project home with no changes over custom/private build.

    Is the build in Sydney or another part of NSW?

    It is getting build in Sydney and just trying to get estimate that the price that I am offered is correct.

    I will share the pic of design and you can provide some feedback.

    The design alone will not be enough to determine if the price is right or not. The specification also has a big part to play. What is your quoted construction cost?

    This looks a project home no?

    I would be working off at least $1,500 for bare minimum but realistically $2,000 per sqm depending on OSD requirements, retaining walls required, etc.

    My first thought too. 32sqm can’t be right.

    Maybe OP meant 320 sqm?

    maybe he/she meant 32 squares = 297 sqm.
    I agree at least $2k per sqm all in turn key for a good build still not top spec which include site costs, fencing, lawns.
    32 squares seems too small for 5 bed rooms.

    Yeah, I agree.

    For my PPOR, I would want around double that size.
