Minimizing Land Tax in NSW, QLD, WA, SA or TAS

    Hi, we will (one day) purchase 2 investment properties say in NSW. If we purchase them under my name and the other in my Wife's name do we still need to pay NSW Land Tax? Even though we don't live in NSW but say VIC. The same applies to QLD, WA,SA and TAS. If we purchase under different names do we still need to pay Land Tax for that State?

    If you own land over the threshold you pay land tax so it will depend on the value of the land you buy. in NSW the threshold is $822,000 this year

    Solution - buy apartments with low land component and the rent you're getting reflects the building not the land. :rolleyes:

    What about unit trust, can it enjoy a separate land tax threshold?

    hi I thought somehow it’s doable in nsw many yrs ago, have they changed the rules or u need a special structure to enjoy a new thoreahold?

    In NSW if the trust is a fixed trust the unit holders can be assessed as the owners for land tax, but this doesn't give an extra threshold as they would be using up their own personal thresholds.

    Yes sort of (NSW)...However the unitholder is considered. So if a UT owns NSW land and the unitholder is a trust or .....individuals without any remaining threshold the effective land tax is 1.6% pa. Its not extra. A company as unitholder may be. Or company as owner. At least the first time

    That only applies to unit trusts that are fixed trusts. Not many are
